Buckle Up! The Whatcom Housing Market Is Shifting
Welcome to the latest update on the housing market in Whatcom County! Today we're going into a complete breakdown on last month's market data along with a quick summary at the bottom for both December and year-to-date. New listings in Whatcom County were down 23.4% in December compared to the same month in 2021 but up 7.1% year-to-date. Pending sales also saw a decrease, with 37.0% fewer in December compared to the previous year and 16.4% fewer year-to-date. Closed sales saw a similar drop, with 38.4% fewer in December and 13.8% fewer year-to-date. Despite these decreases in activity, the median and average sales prices have actually increased 10.6% and 9.6%, respectively, year-to-date. This indicates that demand is still high, despite few homes being available for sale. That said, inventory in Whatcom County has increased by 106.4% compared to December 2021, offering more options for buyers. Though still lower the normal. It's important to keep in mind that these statistics don't include sale concessions or downpayment assistance, and percent changes are calculated using rounded figures which can sometimes appear extreme due to small sample size. However, overall, the housing market in Whatcom County has seen some fluctuations in the past month, but the year-to-date trends show an increase in new listings and a slight increase in median and average sales prices.
