Closed sales saw a similar drop, with 38.4% fewer in December and 13.8% fewer year-to-date.

Despite these decreases in activity, the median and average sales prices have actually increased 10.6% and 9.6%, respectively, year-to-date. This could indicate that demand is still high, but there are fewer homes available for sale. In fact, inventory in Whatcom County has increased by 106.4% compared to December 2021, offering more options for buyers.
